When you purchase your luxury retirement property, we’ll explain your monthly costs, and those you can expect to pay in the future. No unexpected extras, no unwanted surprises – just finances you can plan for, today and tomorrow.

The right payment plan for you

With the flexibility to choose from two payment plans, you’re free to finance your new Santhem Residences home your way. Whichever option you choose, you’ll enjoy the same exclusive amenities and service.

Our payment plans cover two charges: your Monthly Management Fee, payable throughout your ownership, and your Deferred Management fee, paid only when the property is sold. You simply choose which of our two payment plans works best for your lifestyle.

What’s covered by your fee?

Santhem Residences’ management fees cover our beautiful communal spaces, excellent amenities and exceptional social calendar.

  • Concierge service

  • Homeowners’ discounts on food & drink from our incredible restaurant The Fable, coffee lounge and bar

  • Complimentary teas, coffees and freshly baked goods served daily in the coffee lounge

  • Fitness and lifestyle advice from our in-house wellness coach

  • Wellness Suite includes use of sauna and steam room facilities

  • Discounted treatments and holistic therapies at our hairdressers and our treatment room

  • Private dining available (in your apartment or in a private dining space)

  • Coordination of social events and activities. Charges may apply

  • Maintenance of communal gardens

  • On-site Village Manager and Head of Santhem Care available

  • Santhem team available 24 hours a day, 7 days a week

  • Emergency call system in each apartment with integrated video door entry system

  • Scheduled weekly trips to and from the high street, grocery stores and pharmacies

  • Priority waitlist for respite or care within Hutton View Hallmark Care Home

  • Building Insurance and communal utilities

  • Full maintenance and refurbishment of everything outside of your apartment will always be kept to a high standard

  • External maintenance and cleaning of Santhem building and grounds

  • Weekly rubbish and recycling removal – right from your front door

  • Regular servicing and maintenance of lifts

  • External window cleaning for all apartments

  • CCTV in communal areas, communal entry points and car park

  • Fully integrated fire and sprinkler system throughout buildings, including apartments

  • A contribution to corporate HR, legal, accountancy and related costs

What’s not covered by your fee?

As with any home, as the owner you’ll be responsible for water and energy charges, plus your council tax, TV licence and home contents insurance. And if you’re looking for additional convenience, simply add extra services, including:

  • Housekeeping
  • Handyman
  • Shared Club Car, available to hire at a low rate
  • Domiciliary Care via our onsite Santhem Care team
  • Guest suites for visiting family and friends, available at reduced nightly rates
  • Some of our social events, activities and day trips (for example, tickets to organised events, food and drink)

Reselling, sorted

When the time comes to sell your retirement property, we make reselling simple for you and your family. You’re welcome to use our Santhem Residences sales team, or your own choice of estate agents – it’s up to you.

Opting to use our Santhem Residences sales team means we’ll take care of it all. From listing your property in the open market, responding to enquiries and conducting viewings, it’s all covered under one low sales fee.
